Most custom homes in the 3,000-6,000 SF range take 12-18 months from groundbreaking to keys. Larger or more complex homes may take 18-24 months. We provide a detailed timeline during Phase 2 and update you weekly.
Luxury custom homes in Miami-Dade, Broward, and Palm Beach typically range from $500-$1,000+ per square foot, depending on finishes, complexity, and location. We provide a line-item budget during Phase 3 so there are no surprises.
You can bring your own architect — we're architect-agnostic and work seamlessly with any firm. If you don't have one yet, we'll connect you with our vetted network of top architects in South Florida.
While we're not a brokerage, we provide guidance on lot selection — what to look for, what to avoid, and which areas align with your vision. We have strong relationships with top agents across all three counties.
With fixed-price, you know the total upfront. With cost-plus, you pay actual costs plus a management fee with full transparency. Both models are fully transparent. We recommend the approach that makes sense for your project.
Every change is documented, priced, and approved by you before any work begins. No surprises. No hidden markups.
We manage projects for clients who aren't on the ground full-time. Weekly photo/video reports, video walkthroughs, and a dedicated project manager keep you connected. We operate in English, Portuguese, and Spanish.
